Red Houses, Ardvasar, Isle of Skye, IV45 8RS

The Sleat peninsula is known as The Garden of Skye and it is easy to see why! The indigenous woodland and abundant wild flowers combined with the magnificent sea and mountain views make it a place difficult to be rivalled. It is an ideal location for wildlife enthusiasts with many woodland walks and the opportunity to glimpse the Golden Eagle, deer, Sea Eagle, whales, dolphins, porpoises amongst the plethora of wildlife that make this part of the country their home!
The village of Ardvasar is located in the south of the peninsula, local amenities include hotel and village hall. The Armadale to Mallaig ferry terminal is only minutes away in the village of Armadale. There you can also find more amenities including a petrol station & shop. Sleat is made up of a series of small villages and the local primary school, which offers both English & Gaelic medium classes, is located in Ferindonald alongside the medical centre. There is a good range of quality hotels and restaurants in the locality and visitors are drawn to Armadale Castle, with its beautiful gardens and The Clan Donald Centre. Your nearest main village is Broadford, 16 miles away where you will find a greater range of facilities.

The houses are gable end to the sea, enjoying a south facing elevation and are believed to have been built in the early 19th Century, being described in the MacDonald estate archives as ‘workmen’s houses’. Since there construction they have been used for a number of purposes, one a local poor house, one a salt store and a third as a chandlery.

Although a row of cottages, the name ‘Red Houses’ originates from one of the properties having a distinct red terracotta tile roof (the remains of which you can still see).

The current owners have collaborated with the award winning local designers Dualchas Building Design to produce plans for a sympathetic renovation and conversion of the properties into one large four bedroom property and adjacent bothy, separated by a covered parking area.

The Red Houses are currently uninhabitable and as such there is no home report available, the property requires complete renovation. Planning permission was granted in July 2015 under Highland Council Reference 15/02088/FUL (which has now lapsed) plans can be found the Highland Council website. A building warrant was also granted under reference 13/01283/alt. These plans can be modified to suit any purchaser’s personal requirements.

Designed to make the most of the available space the property has been configured as an ‘upside down’ house with the bedrooms and bathroom accommodation on the ground floor and an open plan kitchen/living room on the upper floor, the property also benefits from an internal stair and an external stair to the upper floor. The adjacent bothy, which enjoys woodland views, could provide additional living accommodation comprising open plan living room and en-suite bedroom, perfect for a self-contained studio or study.

Prominently located within the village it was an important consideration that the properties retain the external appearance of the original houses as much possible whilst transforming the interior into a spacious family home.  The garden grounds are south facing and run the entire length of the building approximately 6m wide x 40m long. All boundaries to be confirmed by Title Plan

Water connection is within the garden grounds and there is an electricity meter within the building.  Drainage into the public sewer has been reserved, there is a nearby telephone pole and a Broadband connection is available.
Installation and connection of services is the responsibility of the purchaser.
