Charming traditional four storey townhouse situated in the World Heritage site of New Lanark. No.10 Braxfield Row was one of the original properties to be first renovated when the Conservation Trust was first formed back in 1974.
The property has spacious accommodation over four levels, the upper ground floor comprising: entrance hallway with storage, open plan lounge with dining area which provides a central hub to the home and offers attractive views over the Clyde to the rear. The kitchen has a good range of base and wall mounted storage with ample space for a selection of slot-in appliances. This room also benefits from views over the river. On the fourth floor there is a family bathroom with W.C, walk-in shower, stylish wash hand basin and separate bath. This floor is completed by three bedrooms. The second floor has a shower room, further two bedrooms, one of which has impressive dimensions measuring just over twenty five square metres. This room was used by the previous owner as a second lounge. This room is bright and airy thanks to a couple of windows which provide an abundance of natural light and also provide views over the Clyde at the rear. On the basement ground floor there is a workshop, pantry and utility room.
Externally there is a communal lawn to the rear providing an area for drying washing and sitting out to enjoy the wonderful views over the village and surrounding nature reserve. Please note the garden across the road will be available to rent from New Lanark Trust at a token rent of £13 per year.
The current owners have undertaken the complete renewal of the central heating system of the house. This included adding heating to the basement area making it a much more usable space.
Originally built in the late 18th century as a cotton spinning factory village, New Lanark became famous as the place where Social Pioneer Robert Owen put his ideas into action. Since 1974 when the Conservation Trust was formed, the village has been the subject of a major restoration programme which now includes a four star hotel with health suite and restaurant. Some of the first buildings to be restored were the 10 houses in Braxfield Row, each of which was designed internally by the restorer-purchaser and is unique. Each house is 4 storeys high and was originally built in the 1790s as a tenement, with 8 single room houses. They are fine examples of the ‘random rubble’ style of stonework using locally quarried sandstone. At the time they were built there were more than 1500 people living in New Lanark and each Braxfield Row tenement would have housed as many as 80 people. Today Braxfield Row is home to just 10 families in large comfortable houses.
These properties very rarely come to the market therefore early viewing is highly recommended.
